IRG is the developer of the former McClellan Air Force Base in Sacramento, California, now known as McClellan Park. The 3,000 acre site is currently a multi-use business park that contains approximately 8.5 million square feet of buildings.
McClellan is a unique business park that offers many premier amenities. Among these are a luxury hotel, a 10,600 foot runway, general aviation and commercial aircraft capabilities, and a wide array of hangers ranging from 4,000 to 100,000 square feet
IRG committed to purchasing McClellan Air Force Base in February 2000, planning to create a commercial business, high technology, and aviation park. When it was purchased from the County of Sacramento, McClellan Air Force Base was virtually vacant and had a clean-up cost of $1.2 billion. Now, McClellan Park has leased more than 5 million square feet of commercial, industrial, and aviation space. It has over 180 tenants, including Northrop Grumman, Boeing, the US Department of Forestry, the US Department of Agriculture, the California Department of Transportation, Raytheon, General Dynamics, AmeriCorps, and Wal-Mart. Throughout this, McClellan Park has created over 8,000 jobs.
The primary infrastructure for McClellan was funded with over $100 million in EB-5 investments. This funding went to sewer replacements and upgrades, environmental cleanup, rehabilitation of former military base structures, new construction, railroad upgrades, street rebuilding, flood control, and other new infrastructure construction and capital improvements.
